Your customer service representative is pleased to assist you with all your warranty concerns during regular business hours, Monday through Friday. Should an emergency arise outside of these hours please refer to your emergency contacts in your Customer Service & Warranty Guide.

Emergencies are considered:

  • Complete loss of heat during winter months
  • Complete loss of electricity
  • Complete loss of water
  • Water penetration into the home
  • Plumbing leaks
  • Security failure (Unable to lock exterior door)

BUILDING
PROCESS

There are thousands of components that go into building a new home. From a single nail to the front door, all of these components are major parts of the building process from start to finish.

Below, we have broken down the building process into major stages.

Throughout the building process, there will be planned site visits to give you a chance to see your home come to life. For the safety of yourself and others, site visits must take place with a J&G Representative.

J&G Design Process Graphic. 1: Initial Meeting with sales representative. 2: present House Price. 3: Sign Contract. 4: Initial Meeting with designer. 5: Prepare plans and apply for permit. 6: Dig Foundation, Construct framing and conduct roofing. 7: Electrical & Plumbing rough in. 8: Second Meeting with Designer. 9: Insulate, drywall, and paint. 10: Install FInishings (like cabinets, and trim). 11: Final Paint and clean. 12: Pre-walkthrough. 13: POSSESSION!

WHAT IF I'M NOT INTERESTED IN ONE OF YOUR DEVELOPMENTS?

Can you build on my lot? Absolutely! J&G also builds on the customer’s lot.

CAN YOUR HOMES BE MODIFIED?

J&G Homes offers over 30 floor plans that can be modified to suit your needs. Custom plans are also an option.

HOW FAR OUTSIDE OF BRANDON WILL YOU BUILD?

Builds outside of 10+ kilometers outside of Brandon are subject to travel costs.

HOW LONG DOES IT TAKE TO RECEIVE A PRICE ON A HOME?

We have base prices established for each floor plan.

WHAT IS YOUR PRICE PER SQUARE FOOT?

One of today’s most frequently asked questions from a a new home buyer. Lenders, appraisers, real estate agents all use the term “price per square foot” when evaluating home value and listing prices. But with a NEW home you cannot compare homes by that measure. It’s like asking a car dealer “how much do you charge per pound for a new car”? There is no simple answer to that question and likewise, there is no simple answer in comparing new homes (i.e. interior finishing’s, number of bathrooms, etc.). We do have base prices for our base model homes and base pricing for custom homes can be completed within one business day.

4 ILLUSIONS ABOUT BUILDING YOU SHOULD KNOW

GETTING A CONSTRUCTION LOAN IS DIFFICULT

It’s actually not! Home construction has been on the rise and banks are becoming increasingly willing to facilitate the industry. There are numerous financial institutions that offer a variety of programs and if you research you may find a program with a reasonable down payment for you.

There are also programs that allow you to live in your current home while your new home is being built. J & G Homes works with financial institutions in the local market to facilitate a program that best suits you.


BUILDING A HOME IS VERY COMPLICATED AND
REQUIRES A LOT OF COSTS FOLLOWING THE MOVE IN

The best part about J & G Homes is you leave all the hard work to us. What does this mean? Well, it means that you can sit back and focus on details such as the home’s colour scheme, decor and where you’re going to locate the wet bar, while we focus on drawing plans, engineer stamps, City permits, coordinating trades and ordering material.

When you purchase a J & G Homes you get a turnkey product. Our packages include everything from a sodded yard, to a deck, driveway and more!


HOMES ARE BUILT LIKE COOKIE CUTTERS IN DEVELOPMENTS

At J & G Homes we offer over 30 modern and functional floor plans. These home designs are merely a starting point for you. We understand that everyone’s priorities and preferences are different and that’s why the sky (and budget) is the limit.

We allow all homeowners to alter our floor plans or create new plans all together. With experience building for over 60 years, we do have 6-8 floor plans that we have perfected and customers lean towards due to their price point and high functionality.


BUILDING A HOME COSTS MORE

A custom built home can potentially be expensive, as the sky is the limit to the options we have to offer, but a beautiful home doesn’t have to break the bank. At J&G Homes, with over 60 years of experience in the industry, we’ve been able to build long term relationships with trades and suppliers which has in turn resulted in competitive pricing on labour and materials. In order to meet your needs and budget, we offer “standard finishings” that are far beyond “standard”.

We have very recently secured exclusive rights to be a Total Kohler Home Builder in Brandon. Kohler selects builders based on specific qualifications, quality being the most important. What does this mean for you? Well, it means all J & G Homes are equipped with the very reputable Kohler products at no additional cost.
